Looking for a house for sale in Saint-Colomban? This page brings together the properties currently available in the city, along with local market benchmarks and what you should know about the homes you will find here, most often detached and set on large lots.
Saint-Colomban is part of the MRC de La Rivière-du-Nord, about twenty kilometres southwest of Saint-Jérôme. As a real estate broker in Saint-Jérôme and a former general renovation contractor, I evaluate the whole property as much as the house itself.

Living in Saint-Colomban
The first settlers, mostly Irish Catholics, arrived around 1820 along the Rivière du Nord and remained the majority until the First World War. Names such as Phelan and John-Ryan still recall these origins. Long a vacation destination, Saint-Colomban became a city in 2010 and had 17,740 residents in 2021, 11% more than in 2016.
Nature on your doorstep. Built in the heart of the Laurentians, the city is bordered to the south by the Rivière du Nord. Residents have free access to the Bois de Belle-Rivière educational regional park, and in winter, the Golf Capri trails make way for snowshoeing, cross-country skiing and fatbiking.
A city that attracts families. The population grew by 11% in five years. French-language schools fall under the Centre de services scolaire de la Rivière-du-Nord, and the City offers a day camp, a library and sports facilities.
A more rural lifestyle. Equestrian, ATV and snowmobile clubs maintain trails across the territory, and the local hunting and fishing association has been active since 1978.
Saint-Jérôme nearby. Saint-Jérôme’s regional hospital, CEGEP and commuter train station are about twenty kilometres away. To learn more, see what draws families to Saint-Jérôme.
Types of properties in Saint-Colomban
You will mostly find detached houses, bungalows or two-storey homes, often on lots much larger than in town. New construction projects are also available, with prices often shown before GST and QST, and lots are sold for those who want to build. Condos and plexes remain rare, with only a handful of transactions per year. If you are torn between two house styles, read the bungalow or two-storey home comparison.
Residential settings in Saint-Colomban
Rather than clearly defined neighbourhoods, Saint-Colomban is divided into living environments that shape your daily life and the checks you need to make.
Along the Rivière du Nord
The southern part of the territory follows the river. For a waterfront property, check whether the lot is in a flood zone before making an offer, and what that changes for insurance and permitted work.
Around the lakes
Several streets face a lake or have access to one. Distinguish a waterfront property from a notarized lake access right: the permitted uses and the value are not the same.
Wooded sectors and recent developments
Large wooded lots and streets built in recent years attract families looking for space. In a new construction project, check the warranty plan, the water supply method and what zoning allows for a pool, a garage or an accessory building.
On the Saint-Jérôme side
Côte Saint-Nicholas, one of the city’s main roads, serves several residential sectors and leads to Saint-Jérôme and Autoroute 15. It is a good choice if you often travel back and forth to regional services.
What to check before buying in Saint-Colomban
- Drinking water. Depending on the sector, the house is connected to one of the City’s water systems or supplied by a well. For a well, ask for a recent water test. For a municipal system, check the notices published by the City.
- The septic system. Ask for the age of the system and proof of pumping.
- The lot. Slope, drainage, trees close to the house and servitudes matter as much as the building on a large lot.
- Winter access. If the street is private, ask about maintenance and snow removal, and what they cost.
I check these points during the visit with the eye of a former contractor, and the pre-purchase inspection then confirms them. The mortgage financing guide helps you prepare your budget before visits.

FAQ
How much does a house cost in Saint-Colomban?
In the second quarter of 2026, the median price of a single-family home in Saint-Colomban was $630,242 according to Centris, stable over one year. That is higher than in Saint-Jérôme, where it reached $547,000, a gap partly explained by lot size. Waterfront access, the age of the house and its size cause prices to vary widely.
Do all houses in Saint-Colomban have a well and a septic tank?
No. Depending on the sector, a house may be connected to one of the City’s water systems or supplied by a well, often with a septic system. This changes the checks you need to make and the maintenance costs to plan for. Ask about it at the first visit, along with a recent water test and proof of pumping when the house is not connected.
Why work with a real estate broker in Saint-Colomban?
A broker who knows the region knows what to check on a property outside the major centres: the water supply, the septic system, flood zones and notarized lake access rights. They also compare the asking price with recent sales in the same living environment, street by street. Based in Saint-Jérôme, I work throughout the Laurentians, from Mirabel to Mont-Tremblant.
